Job Purpose |
To oversee the complete operation, maintenance, and development of the residential township (600 labor quarters, Staff township and Infrastructure) along with all supporting civil infrastructure, ensuring a safe, sustainable, and high-quality living environment. |

Township & Housing Maintenance |
* Manage routine, preventive, and breakdown civil maintenance for labour quarters, staff colony and plant infra. * Supervise structural health audits, waterproofing, masonry work, painting, and major refurbishments. * Oversee the allocation, inspection, and restoration process for vacated residential units. |

Plumbing & Water Management |
* Ensure 24/7 uninterrupted water supply by managing overhead tanks, reservoirs, and distribution networks. * Direct the upkeep of the entire plumbing system, sewage networks, drainage, and Sewage Treatment Plant (STP) operations. * Implement rapid-response protocols for leakages, blockages, and water-logging. |

Infrastructure Upkeep |
* Maintain all non-plant infrastructure including internal concrete/asphalt roads, perimeter walls, fencing, and storm-water drains. * Oversee common areas, and community infrastructure within the colony. |

Contracts, Estimation & Billing |
* Prepare detailed Bill of Quantities (BOQ), rate analysis, cost estimations, and technical specifications. * Evaluate vendor bids, draft service contracts, and verify contractor bills through precise joint measurements. * Monitor contractor performance regarding deadlines and material quality. |

Budgeting & Safety Compliance |
* Track annual operational (OPEX) and capital (CAPEX) budgets for civil works. * Control material inventory (cement, plumbing fixtures, paints) to prevent wastage or pilferage. * Strictly enforce safety protocols (Work Permits, PPE compliance) across all civil teams and external labor. |

Education |
B.E. / B.Tech in Civil Engineering from a recognized institution. |
|
Experience |
Total: 10 to 15 years of experience in civil engineering. Specific: Minimum 5 years of experience independently managing large industrial townships, residential colonies or major real estate infrastructure. Experience in heavy industry (cement, steel, power) is an advantage. |
|
Technical Knowledge |
* Deep understanding of concrete technology, structural repair, waterproofing, and modern plumbing layout systems. Proficiency in estimation, billing and rate analysis. |
|
Leadership Profile |
* Proven ability to manage a large workforce including supervisors, masons, plumbers, and third-party contractors. * Strong communication and conflict-resolution skills to interact effectively with residents and staff. |
